Planning & Building Regulations

Planning Permission
Many projects fall under Permitted Development (no full application needed):
- Single-storey rear extensions up to 6m (semi/terrace) or 8m (detached)
- Most rooflight loft conversions
- Porches under 3m²
We'll check your property and advise. If permission is needed, we prepare and submit the application.
Building Regulations
Almost all structural work requires Building Regulations approval. We coordinate with a private approved inspector or the local authority, covering:
- Structural calculations (steel beams, foundations)
- Insulation, ventilation, fire safety
- Electrical & gas certification (Part P, Gas Safe)
- Drainage and damp proofing
Party Wall Act
If you're building on or near a boundary, the Party Wall Act 1996 may apply. We'll advise and serve notices if required.
