Home Improvements: Garage Conversions to Finishing Touches

A garage full of boxes, cracked plaster, tired floors and doors that stick: not every job needs a full renovation. The right home improvements fix what bothers you every day and turn space you already own into rooms you actually use.

A garage conversion typically costs £8,000 to £45,000, with an average of about £14,500, and most take 2 to 4 weeks (MyJobQuote garage conversion guide, July 2026). Smaller jobs cost far less: skimming a room typically costs £450 to £650 and takes about a day (MyJobQuote, September 2026).

5K Construction has more than 10 years of building experience and 500+ completed projects across Wolverhampton and the West Midlands. Our home improvement services cover garage conversions, plastering and rendering, flooring installation, joinery and internal doors, and painting and decorating.

Our Home Improvement Services

These five services cover the home improvement projects most families need between the big building jobs, from a converted garage to a freshly decorated hallway.

Garage conversion by 5K Construction

Garage Conversion

A garage conversion turns an underused garage into a bedroom, home office, playroom or utility space without building an extension. It typically costs £8,000 to £45,000, with integral single garages averaging £10,000 to £14,000, and usually takes 2 to 4 weeks (MyJobQuote, July 2026).

Plastering and rendering by 5K Construction

Plastering and Rendering

Plastering gives walls and ceilings a smooth finish ready for decorating, from a skim coat over sound plaster to a full replaster of cracked walls. Rendering protects and refreshes the outside. Skimming a room typically costs £450 to £650, and rendering a three-bedroom semi £4,200 to £5,500 (MyJobQuote, 2026).

Flooring installation by 5K Construction

Flooring Installation

Flooring installation covers laminate, LVT, engineered wood, solid wood and carpet, laid on a level, properly prepared subfloor. Fitted prices range from £22 per square metre for laminate to £190 for solid wood, and most rooms take 1 to 5 days (MyJobQuote, September 2026).

Joinery and internal doors by 5K Construction

Joinery and Internal Doors

Joinery covers internal doors, door frames, architrave, skirting and fitted storage. A hollow internal door typically costs £120 to £190 fitted, a solid oak door £250 to £530 and an FD30 fire door £210 to £470 (BookaBuilderUK, 2026).

Painting and decorating by 5K Construction

Painting and Decorating

Painting and decorating is the finish that makes every other job look right: filling, sanding, priming, then emulsion on walls and ceilings and a durable finish on woodwork. A full interior repaint of a three-bedroom house typically costs £3,000 to £7,000 and takes 1 to 2 weeks (BookaBuilderUK, 2026).

02Priorities

Which Home Improvement Should You Do First?

Plan home improvements around the problem that costs you most in daily life or would put a buyer off, then fix what the next job depends on. Plaster before paint, subfloor before flooring, and doors before the final coat of decoration.

Sources: MyJobQuote garage conversion, plastering, flooring and rendering guides (2026); BookaBuilderUK internal doors and decorating guides (2026).

Which home improvements add the most value?

MyJobQuote estimates that a well-planned garage conversion can add 10% to 20% to a home's value (July 2026). For more space than a garage can give, research cited by the FMB found that extensions and loft conversions can add up to 24%; see our Loft Conversions and House Extensions guides. Plastering, flooring and decorating are less about adding value and more about making sure a buyer does not price in the cost of doing them.

Practitioner insight: If you plan to rewire, move radiators or add sockets, do it before any plastering or decorating. Chasing cables into new plaster means paying for the plaster twice.
03Costs 2026

How Much Do Home Improvements Cost in 2026?

Most home improvements cost between a few hundred pounds for a single room and £45,000 for a large garage conversion. The tables below give typical 2026 prices so you can set a realistic budget before you ask for a written quote.

Home improvement costs by job

Trade day rates

TradeDay rate (average)
Plasterer£200 to £250 (£225)
Carpenter£200 to £250 (£225)
Tiler£200 to £250 (£225)
General builder£200 to £250 (£225)
Painter and decorator£150 to £250 (£200)
Electrician£250 to £400 (£325)

Source: Checkatrade, June 2026. On small jobs, labour and travel are a large share of the price, so combining several jobs into one visit often costs less than booking them separately.

VAT: building work on an existing home is charged at the standard 20% rate unless the contractor is below the VAT registration threshold, so check whether each quote includes it (Homebuilding & Renovating, February 2026). Professionally installed insulation is zero-rated until 31 March 2027 (FMB, June 2026); ask your builder whether it applies to your job.

04Garage conversions

Garage Conversions: Planning, Building Regulations and Cost

Among home improvements, a garage conversion is one of the quickest ways to add a habitable room, because the walls, roof and foundations are already there. What turns a cold garage into a proper room is the work you cannot see: insulation, a new wall where the door was, ventilation and a safe way out in a fire.

Garage conversion cost by type

GarageTypical costPer m²
Integral, single£10,000 to £14,000£450 to £750
Attached, single£10,000 to £20,000£805 to £1,100
Detached, single£20,000 to £31,000£1,100 to £1,700
Detached, double£20,500 to £45,000

By use, a single garage converted to a home office typically costs £8,000 to £25,000, a bedroom £10,000 to £30,000 and a bedroom with en-suite £15,000 to £45,000. Building control fees usually run £300 to £1,200. Source: MyJobQuote, July 2026.

Do you need planning permission to convert a garage?

Often not. Many garage conversions fall under permitted development, but check with the council first (East Suffolk Council building control), because some areas, including conservation areas, need an application (MyJobQuote).

What building regulations cover

Converting a garage into habitable space normally requires building regulations approval (Planning Portal). The main checks are:

  • Structure (Part A): a new foundation is likely where the garage door opening is filled in.
  • Insulation (Part L): walls, floor and roof insulated to current standards.
  • Ventilation (Part F): trickle vents in windows, and extract fans in any shower room.
  • Fire safety (Part B): an upgraded smoke alarm system and an escape window in the converted room.
  • Electrics (Part P): new circuits are notifiable and must be certified.

Source: East Suffolk Council building control and IET.

Practitioner insight: Garage floors often sit lower than the house floor and have no insulation. Raising and insulating the floor to meet the house level is usually the job that decides how warm, and how comfortable, the new room feels.

05Plastering and rendering

Plastering and Rendering: Skim, Replaster or Render?

A skim coat is right when the existing plaster is sound and only the surface is rough. A full replaster is the better choice when walls are cracked, uneven or the plaster has come away from the wall (MyJobQuote, September 2026).

JobTypical costTime
Skim coat over plasterboard£15 to £25 per m²
Full replaster, two-coat£30 to £40 per m²
Small room£450 to £6501 day
Medium room£600 to £8501 to 2 days
Large room£850 to £1,1502 to 3 days
Average ceilingAbout £390
Plasterer's day rate£180 to £250

Source: MyJobQuote plastering guide, September 2026.

How long should new plaster dry before painting?

The drying time depends on the job: allow a week or two for a skim coat, about 4 weeks for new plaster, and up to a month for lime plaster (MyJobQuote). The first coat on new plaster should be a mist coat of thinned emulsion, so the paint bonds instead of peeling.

Plastering by 5K Construction

Rendering costs and types

RenderTypical materials cost per m²
Cement render£15 to £20
Lime render£25 to £30
Pebbledash or roughcast£35 to £45
Acrylic render£40 to £50
Monocouche render£45 to £55
Silicone renderAbout £50

Rendering a whole three-bedroom semi typically costs £4,200 to £5,500 and takes 6 to 9 days (MyJobQuote, October 2026). On an older solid-wall house, a breathable lime render avoids trapping moisture in the wall (SPAB).

Practitioner insight: Before anyone plasters over a textured ceiling, find out what it is made of. Older textured coatings such as Artex can contain asbestos (HSE), so have them tested before they are sanded, scraped or drilled.
06Flooring

Which Flooring Is Best for Your Home?

The best floor depends on the room: water resistance matters in kitchens and bathrooms, warmth and sound in bedrooms, and durability in hallways. Fitted prices range from £20 per square metre for budget carpet to £190 for solid wood, and most rooms take 1 to 5 days (MyJobQuote, September 2026).

FlooringFitted cost per m²StrengthsWatch-outsBest rooms
Carpet£20 to £76Warm underfoot, good for soundproofingBudget carpets stain more easilyBedrooms, stairs, lounges
Laminate£22 to £65Cost-effective and quick to layLess durable than wood; can be damaged by moistureLounges, bedrooms, hallways
LVT (luxury vinyl tile)£40 to £100Strong, durable, water and stain resistantDamaged planks can be hard to repairKitchens, bathrooms, hallways
Engineered wood£60 to £135Can last 30 years or more and be sanded and refinishedNot waterproof; costs more than most optionsLiving rooms, dining rooms
Solid wood£85 to £190Lasts decades and can be sanded many timesScratches and dents; not suitable for kitchens or bathroomsLiving rooms, period homes

Source: MyJobQuote new flooring guide, September 2026.

Why preparation decides how long a floor lasts

  • The subfloor must be level, dry and firm. Bouncy boards are screwed down or overboarded first.
  • New screed must be fully dry before any flooring goes down, or moisture damages the floor.
  • Doors usually need trimming, and skirting or beading finishes the edge neatly.
  • Order around 10% extra flooring for cuts and future repairs from the same batch.
Practitioner insight: Fit the flooring last, after plastering and painting, and protect it until handover. A new floor laid before the decorators arrive often ends up with paint on it.

07Joinery

Internal Doors and Joinery: Costs and Fire Safety

New internal doors, architrave and skirting are home improvements that change how a whole house looks for a modest outlay. In a three-bedroom house with 6 to 10 doors, replacing them typically costs £1,200 to £3,000 (BookaBuilderUK, 2026).

DoorSupplyLabourFitted total
Hollow moulded door£35 to £70£70 to £120£120 to £190
Solid core door£70 to £150£80 to £140£150 to £290
Solid oak or hardwood door£150 to £350£100 to £180£250 to £530
FD30 fire door£90 to £250£120 to £220£210 to £470

Source: BookaBuilderUK internal doors guide, 2026. A standard door takes an experienced carpenter 1 to 2 hours to hang; a fire door 2 to 4 hours.

Joinery and internal doors by 5K Construction

When you need a fire door

In a three-storey house, including one with a loft conversion, Approved Document B applies to the doors onto the stairs, and fire doors should be installed to BS 8214 (BookaBuilderUK). An FD30 door gives 30 minutes of fire resistance, but only with the right frame, hinges, gaps and seals. If you are replacing doors in a converted loft house, keep the fire doors as fire doors.

Other joinery we can help with

  • Skirting and architrave, replaced throughout or matched to existing period profiles.
  • Door frames and linings rehung or replaced when a door has dropped.
  • Boxing in pipes and building simple fitted storage, such as alcove shelving.
Practitioner insight: Doors that stick are often a symptom, not the problem. A door that has dropped can point to loose hinges or a frame that has moved, so check the frame and hinges before you replace the door.
08Decorating

Painting and Decorating That Lasts

Most of a good paint finish is preparation: filling cracks, sanding, cleaning and priming before the first coat goes on. Skip it and the decorating looks tired far sooner.

JobTypical costTypical time
Ceiling only£150 to £400 per roomHalf a day to 1 day
Single room, walls and ceilings£300 to £7001 to 2 days
Small bedroom, including skirting and one door£450 to £7501 to 2 days
Living room with woodwork£700 to £1,3002 to 4 days
One wallpapered feature wall£150 to £350Half a day to 1 day
Full interior, three-bedroom house£3,000 to £7,0001 to 2 weeks
Exterior, semi-detached house£1,500 to £3,0003 days to 2 weeks

Source: BookaBuilderUK painter and decorator guide, 2026. Scaffolding for exterior work can add £500 to £2,000.

The right paint for each surface

  • New plaster: a mist coat of thinned emulsion first, once the plaster is dry.
  • Walls and ceilings: emulsion, with a wipeable finish in kitchens, hallways and children's rooms.
  • Woodwork: skirting, architrave and doors in a hard-wearing satin or gloss.
  • Bathrooms and kitchens: a moisture-resistant paint, with an extractor fan doing its job.
  • Old solid walls: breathable paints, because impermeable paint can trap moisture and blister (SPAB).
Practitioner insight: Decorating is the last trade on site for a reason. Book it after the plastering has dried, the doors are hung and the electrics are finished, and it only needs doing once.
09Rules and approvals

Do Home Improvements Need Planning Permission or Building Regulations?

Most smaller home improvements, such as plastering, flooring, internal doors and decorating, need no planning permission or building regulations approval. The exceptions are mainly garage conversions, new electrical circuits, external walls and listed buildings.

WorkWhat usually appliesSource
Garage conversion into habitable spaceBuilding regulations approval; often permitted development for planning, but check with the councilPlanning Portal, East Suffolk Council

Listed buildingsListed building consent for alterations that affect the building's character, inside or outCity of Wolverhampton Council
Textured ceilings and old floor tilesCan contain asbestos in buildings built before 2000; test before disturbingHSE

Keep the building control completion certificate for a garage conversion and the electrical certificate for any new circuits, because buyers' solicitors ask for them.

10Planning ahead

Planning Several Home Improvement Projects at Once

Booking home improvements such as plastering, doors, flooring and decorating as separate jobs means four trades, four start dates and four lots of dust. Planned together, each trade follows the last in the right order, and nothing finished gets damaged by the next job.

The right order for a room refresh

  1. Electrics and pipework. New sockets, lighting, radiator moves and cable runs go in first.
  2. Plastering. Walls and ceilings are skimmed or replastered, then left to dry.
  3. Joinery. Doors are hung, and skirting and architrave fitted.
  4. Painting and decorating. A mist coat on new plaster, then emulsion and woodwork finishes.
  5. Flooring. Laid last, with doors trimmed to suit, and protected until handover.

Before you book

  • Make a list of every room and every job, even the small ones.
  • Decide what must be finished by a date, such as a new baby, a family visit or a house sale.
  • Check whether the house is listed or in a conservation area if any outside work is planned.
  • Choose flooring, doors and paint colours early, so materials arrive before the trades do.
  • Ask for one written quote covering every job, with labour and materials shown separately.
Practitioner insight: A list of small home improvements is often cheaper to price as one visit than as several call-outs, because the trades can plan their days around each other instead of waiting for someone else to finish.
Room refresh by 5K Construction
11Avoid these

7 Home Improvement Mistakes to Avoid

Home improvements go wrong in predictable ways, usually because something was done in the wrong order or a rule was missed.

Painting new plaster too soon.Wet plaster under paint blisters and peels; allow about 4 weeks for new plaster.
Laying flooring before decorating.Paint drips and ladders damage a new floor.
Converting a garage without building control.Without a completion certificate, the room can cause problems when you sell.
Leaving the garage floor cold.An uninsulated slab makes the new room hard to heat.
Sanding a textured ceiling without testing it.Older textured coatings can contain asbestos.
Swapping fire doors for ordinary ones.In a three-storey house, the doors onto the stairs protect your escape route.
Using cement render on an old solid wall.It can trap moisture and cause damp inside.

14FAQs

Home Improvements FAQs

How much does a garage conversion cost in 2026?

A garage conversion typically costs £8,000 to £45,000, with an average of about £14,500, according to MyJobQuote's July 2026 guide. An integral single garage usually costs £10,000 to £14,000, while a detached single garage costs £20,000 to £31,000. Adding an en-suite bedroom pushes the cost towards the top of the range.

Do I need planning permission to convert my garage?

Often not, because many garage conversions fall under permitted development. Some areas, including conservation areas, need a planning application, so check with your council first. Converting a garage into a habitable room does normally need building regulations approval, covering the foundations, insulation, ventilation, fire safety and any new electrical circuits.

How much does it cost to plaster a room?

Plastering a small room typically costs £450 to £650, a medium room £600 to £850 and a large room £850 to £1,150, according to MyJobQuote's September 2026 guide. A skim coat costs about £15 to £25 per square metre, and a full two-coat replaster about £30 to £40.

How long should new plaster dry before painting?

Allow a week or two for a skim coat, about 4 weeks for new plaster, and up to a month for lime plaster. When the plaster is evenly pale and dry, apply a mist coat of thinned emulsion first, so the following coats bond properly instead of peeling or blistering.

What is the best flooring for a family home?

It depends on the room. LVT is strong, durable and water resistant, which suits kitchens, bathrooms and hallways. Carpet is warm and quiet for bedrooms. Engineered wood can last 30 years or more and be refinished. Laminate is a cost-effective choice at £22 to £65 per square metre fitted.

How much does it cost to fit internal doors?

A hollow internal door typically costs £120 to £190 fitted, a solid core door £150 to £290, and a solid oak door £250 to £530. An FD30 fire door costs £210 to £470. Replacing all the doors in a three-bedroom house usually costs £1,200 to £3,000, according to BookaBuilderUK.

Do I need planning permission to render my house?

In most cases in England, no, as long as the new render is similar in appearance to the existing finish. Permission is needed in conservation areas and some other protected areas, and listed buildings need listed building consent. Re-covering a whole external wall can also bring in Part L insulation requirements.

Which home improvements add the most value?

Adding space usually adds the most. MyJobQuote estimates a well-planned garage conversion can add 10% to 20% to a home's value, and research cited by the FMB found extensions and loft conversions can add up to 24%. Plastering, flooring and decorating mainly stop buyers pricing in work to be done.

How much does painting and decorating cost?

Repainting the walls and ceilings of a single room typically costs £300 to £700 and takes 1 to 2 days. A full interior repaint of a three-bedroom house costs about £3,000 to £7,000 and takes 1 to 2 weeks, while exterior painting of a semi-detached house costs about £1,500 to £3,000.
